The Technical Decisions That Matter Most
Concrete slab vs. timber subfloor
The right foundation depends on your site's ground conditions, drainage, and slope. In flat, well-drained sites, a concrete slab is often faster and more economical. On sloped or soft-ground sites, a pile-supported timber subfloor may be structurally sounder. We assess this at the feasibility stage and explain the tradeoff.
Roofline tie-in
The connection between your new addition and the existing roofline is the most technically demanding element of most extensions. A poor tie-in creates a long-term leak point. We detail and inspect every roofline join against NZBC E2 requirements.
Services centralisation
Moving plumbing services further from the existing wet-area core adds significant cost. If your extension includes a new bathroom or kitchen, keeping it on the same service wall as existing connections can save $10,000 to $20,000 in plumbing cost. We advise on this during feasibility.

SWDC district plan setbacks and site coverage rules
South Waikato District Council's district plan sets minimum boundary setbacks for new structures: typically 1.5 to 3 metres from side and rear boundaries, depending on the zone. Extensions that come within these setbacks require a resource consent in addition to a building consent. Site coverage rules also apply: the combined footprint of all structures generally cannot exceed 35 to 40 percent of the site area in residential zones. We check your site against these constraints before commissioning any architectural drawings.
Waterway proximity in the Karapiro and Horahora corridor
Properties near the Waikato River and its tributaries may fall within the Waikato Regional Council's Regional Plan rules for earthworks near waterways. Promise 2 - 12-Month Post-Completion Walkthrough
Twelve months after handover, Brad personally returns to inspect and fix any settlement adjustments in doors, joinery, and trim. Roofline junction flashings are also inspected. No charge.
Promise 3 - No Unapproved Variations
Ground conditions are assessed at feasibility. If excavation reveals conditions different from those in the site assessment, we stop, document it, and present a written variation detailing the exact additional foundation cost before proceeding.

On-Site Feasibility
Brad visits your site to assess existing structure, ground conditions, boundary setbacks, drainage, and service connections. This determines foundation type and realistic cost range.
Foundation Specification
Based on ground conditions, we determine the appropriate foundation: concrete slab on compacted fill for stable sites, or pile-supported timber subfloor for soft or sloped sites.

Architectural Drawings & Consent
