    In the construction industry, "quality guaranteed" is used so freely it has become meaningless. At Builders Waikato, we define exactly what we guarantee: three specific commitments with clear terms, honest limits, and a builder's name on every one.

    1. The LBP Statutory Structural Warranty

    Every major renovation and extension we undertake involves Restricted Building Work (RBW): structural framing, foundations, weathertight cladding, and wet-area waterproofing systems.

    Because Brad is a registered Licensed Building Practitioner (LBP), we are legally accountable for the structural integrity and weathertightness of your build.

    What it covers:

    • Foundations and subfloor structure
    • Structural framing to NZS 3604
    • Roofing and weathertight cladding systems
    • Wet-area waterproofing systems to AS/NZS 3740 and NZBC E3/AS1

    Our commitment: All structural and weathertight work meets or exceeds the New Zealand Building Code. Upon completion, we supply a formal Memorandum of LBP Record of Work, lodged with South Waikato District Council and provided to you as a permanent part of your property file.

    This is a statutory obligation under the Building Act 2004.

    2. Our 12-Month Post-Completion Walkthrough

    Timber breathes. New structural additions settle. Within the first 12 months, minor adjustments in joinery alignment, cornice separation, and trim are normal. We account for this rather than leaving you to manage it.

    What we do: Exactly 12 months after we hand over your completed project, Brad personally returns to your home to conduct a post-occupancy inspection.

    Any minor settlement adjustments are resolved at our cost. No call-out fee, no invoice, no argument.

    3. Our No-Surprise Variations Rule

    Unexpected variations presented after signing are the most common source of homeowner disputes in construction. This promise eliminates them.

    The rule: If we encounter an unforeseen issue during the build, whether historical water damage, subfloor rot, non-compliant historical wiring, or unexpected ground conditions, we stop work on the affected area immediately.

      We draft a written variation order with the exact additional cost

      You sign the variation before any additional work proceeds

    No variation work starts without your written approval. No exceptions.

    Construction Process

    The Honest Limits of This Guarantee

    A guarantee is only credible if it is honest about its limits.

    Client-supplied materials

    We cannot warrant fixtures, tapware, or appliances you source independently. Manufacturer defects in client-supplied products are not covered by our workmanship guarantee. We recommend using our trusted local Waikato supply chain.

    Non-consented structural work

    We will not carry out structural work that legally requires building consent without one. This protects your property title and our LBP licence.

    Post-handover damage

    Normal wear and tear, owner-caused damage, and third-party interference after handover are outside warranty scope.

    Manufacturer warranties

    Licensed plumbing and electrical products carry their own manufacturer warranties. Documentation is provided at handover.

    How to Make a Claim

    Contact Brad directly. Describe the issue and, where possible, send a photograph. We will respond within two business days with an assessment and a remediation plan.

    No claims process. No form.

    Just a direct conversation with the builder whose name is on the work.
